On February 1, 2026, the equity membership that comes attached to every home sale in Frenchman's Reserve got more expensive, and neither tier is refundable anymore. Golf equity moved to $275,000. Social and sport equity moved to $140,000. That number is fixed. What a Frenchman's Reserve home actually costs on top of it, based on what different sources report as the going rate, is not fixed at all. Anyone comparing this Palm Beach Gardens country club against its neighbors is really solving two separate math problems at once, and the second one is harder than it looks.
Membership at Frenchman's Reserve is mandatory, not optional. Buy a home here and you're also buying into the club, choosing between Full Golf Equity, which carries unlimited use of the Arnold Palmer Signature course along with tennis, fitness, and social access, or Social/Sport Equity, which covers everything except unrestricted golf. As of February 1, 2026, those categories run $275,000 and $140,000 respectively, and the club states both amounts are non-refundable.
Layered on top is a separate annual capital charge of $1,500 per membership, money the club has collected to fund the clubhouse remodel, the tennis center, and the fitness expansion completed during its renovation cycle. Every source describing that charge says the same thing: it's scheduled to run through 2026. None of them say what happens after. That's worth a direct question to the club before writing an offer, since a charge that sunsets at year-end changes the holding cost math for anyone closing in early 2027 versus late 2026.
One more detail matters for exit planning. Membership at Frenchman's Reserve isn't something you can sell privately to a third party. It transfers back to the club, not to whoever buys your house next. That means the person who eventually buys from you will be writing their own $275,000 or $140,000 check at whatever the going rate is by then, not inheriting yours.
Frenchman's Reserve was built out by Toll Brothers between 2002 and 2013, a gated community of 448 single-family homes and condos wrapped around an Arnold Palmer Signature golf course off Hood Road. Single-family homes run roughly 3,400 to nearly 8,800 square feet under air, with condos in the 2,400 to 2,950 square-foot range.
Search for the median home price in that community and you'll get a different answer depending on the week you looked and which site you trusted.

Strip out the two entries built on a handful of closings and the picture settles. The larger-sample readings, the ones built on a year's worth of sales rather than three transactions, cluster between roughly $3.0 million and $3.8 million, with price per square foot commonly landing between $600 and $950. That band is the honest starting point for budgeting.
The volatility above and below that band isn't a data error so much as a function of how thin this market actually is. Sixteen sales across a full year, in a community of 448 homes, is not a large enough sample to keep a single "median" stable month to month. One quarter where a string of custom estates on Hermitage Circle closes will pull the number sharply upward. A quarter dominated by coach-home resales pulls it back down. Whichever few houses happen to close in the window a website is measuring becomes the number that website reports as "the" median, and none of them are wrong exactly, they're just each describing a different few weeks.
Frenchman's Reserve sits just south of a community with an almost identical name: Frenchman's Creek, off Donald Ross Road. The two get pulled into the same search results and the same sidebar comparisons constantly, and they are not comparable products.
Frenchman's Creek was built out between 1987 and 2014 across roughly 606 homes, considerably older and larger as a footprint than the Reserve. It carries two 18-hole championship courses, one designed by Jim Fazio and one by Robert Cupp, a private beach club on Juno Beach, and deep-water dockage with direct Intracoastal access on about 95 of its homes. As of June 2026, homes there were listing at a median of roughly $6.25 million, more than double the larger-sample band at Frenchman's Reserve.
None of that makes one community better than the other. It makes them different products with different price tiers that happen to share half a name. A buyer skimming search results for "Frenchman's" anything should confirm which specific community a given price is describing before anchoring expectations to it, because the two numbers aren't in the same conversation.
The membership cost at Frenchman's Reserve reflects a real, completed renovation cycle, not just a golf course and a gate. The club's Arnold Palmer Signature course was fully renovated in 2016, the same year the 45,000-square-foot Grande Clubhouse was remodeled. A tennis center with seven lighted Hydrogrid clay courts and a multi-sport court opened in the fall of 2018. The fitness center nearly tripled in size during the same project, and now includes a Titleist Performance Institute for golf conditioning along with outpatient rehabilitation staffed by Jupiter Medical Center.
Dining came last. Parc Restaurant opened by spring 2019, serving golfers off the turn, swimmers at a poolside window, and casual diners in a full-service room, and it's known locally for its Taco Tuesdays. The club also runs a CORE Club childcare program and holds Audubon Sanctuary certification, tied in part to four on-site bee colonies that produce roughly 300 pounds of raw honey a year, sold through the golf shop and used by the club's own kitchen. Frenchman's Reserve has been named a Platinum Club of America for four consecutive years.
