Palm Beach Gardens Isn't Testing New Restaurants This Summer, It's Importing Proven Ones

Order the pizza at Seppe in the new Avenir Town Center and you're eating the same menu two restaurants in New York have been serving for years. Grab a scoop at Sloan's and you're one of six Palm Beach County locations now carrying that name. Sit down at Kitchen Restaurant and the surprise is that there is no surprise: the same operator already runs rooms in West Palm Beach and right here in Palm Beach Gardens.

Look closely at what actually opened west of the Turnpike this summer and a pattern shows up that no single ribbon-cutting reveals on its own. Almost none of it is new. It's proven, and that's the whole point.

What Actually Opened This Summer

The headline event was the Publix at Avenir, which opened at 7 a.m. on Thursday, May 21, 2026, with a ribbon-cutting just before the doors unlocked. As of this writing, that store has been open just over three months, long enough for the daily-need traffic pattern to settle in. It anchors the roughly 200,000-square-foot Avenir Town Center, where nearly twenty tenants are opening in phases through the rest of the year.

A handful of those tenants had already opened elsewhere in Palm Beach Gardens before Avenir's doors were even framed:

  • Field of Greens opened a location at 5320 Donald Ross Rd. on March 13, 2026, and a second at 12485 Northlake Blvd. on April 3, 2026, months before its planned Avenir outpost. The chef behind the menu, Thomas Op't Holt, built it around seasonal, plant-forward dishes.
  • Sloan's Ice Cream already has five other locations across Palm Beach County.
  • Kitchen Restaurant is expanding a footprint it already runs in both West Palm Beach and Palm Beach Gardens.
  • Seppe Pizza Bar arrives with two existing locations, both in New York, making Avenir its first Florida address.
  • H&H Bagels, the well-known New York bagel name, is opening its own first Palm Beach Gardens spot.

The Publix launch itself came with the kind of language you'd expect from a developer opening a long-anticipated anchor.

"The Town Center was envisioned as a place where residents can connect, gather, and access everyday conveniences within their own community."

That's Connie McGinnis of Avenir Real Estate Services, quoted at the store's opening. It's a fitting way to describe the strategy: everyday conveniences, not experiments.

Every One of These Names Already Has a Following

Taki Kappo is the outlier, an upscale omakase concept with no track record in this market yet. Every other confirmed restaurant tenant is either already running somewhere in Palm Beach County or arrives as a nationally recognized brand making its Florida debut. That's not a coincidence. It's a leasing strategy.

Why a New Town Center Doesn't Take Chances

Avenir is still filling in. The community spans 4,752 acres and is building toward roughly 4,000 homes, with residents moving in throughout 2026. A town center opening into a neighborhood that's still under construction doesn't have years of foot-traffic data to lean on the way an established shopping district does. What it has instead is a captive, still-forming customer base and a limited number of chances to get the first impression right.

That's the incentive at work here. A brand-new grocery-anchored center leases to operators who have already answered the hard questions elsewhere: can this concept staff up, can it hold a dinner crowd on a Tuesday, does the menu travel. Field of Greens didn't need Avenir to prove itself. It proved itself on Donald Ross Road and Northlake Boulevard first, then got the Avenir slot because the operator already had a following to bring with it.

For a resident, this cuts a specific way. You are not the test market. Whatever opens in Avenir this summer already has a functioning kitchen, a trained staff, and a menu that's been through at least one round of real customers somewhere else in the county. The tradeoff is that very little of it will feel like a discovery. You've likely already had the pizza, the bagel, or the ice cream, just at a different address.

The Other End of Town Is Playing a Different Game

Downtown at the Gardens, the older lifestyle center next to the Gardens Mall, is under different ownership rules entirely. EDENS, a national retail developer, bought the property just over two years ago in July 2024 and has been revitalizing it since, adding thirteen new or expanding retail and dining partners along with facade work and new landscaping around the strip near REI and CMX Cinemas.

That property doesn't need to import proven concepts the way Avenir does, because it already has proven traffic. REI and the movie theater have been drawing people to that stretch of PGA Boulevard for years. So instead of playing it safe, Downtown at the Gardens landed something Avenir couldn't: a Van Leeuwen Ice Cream shop carrying a Key Lime Pie flavor made exclusively for Florida stores. That's a genuine first, not an import.

Put the two centers side by side and the logic becomes clear. The new center imports what's already worked because it can't afford to guess. The established center gets to be the place where something debuts, because its audience was never in question.

What This Means for Your Actual Week

If you're deciding where to eat around Palm Beach Gardens right now, the two corridors are answering different questions.

Head to Avenir Town Center if you want a sure thing. The Field of Greens salad, the Kitchen Restaurant dinner, the Sloan's scoop, they're all known quantities with a track record a few miles away. That's genuinely useful on a weeknight when you don't want to gamble on a new kitchen finding its footing.

Head to Downtown at the Gardens if you want the thing nobody else in the county has yet. The Van Leeuwen flavor exclusive to Florida is there because that property could afford to bring in something untested. The renovated stretch near REI and CMX Cinemas is worth a second look if you wrote it off during the years it sat half-finished.

Neither corridor is trying to out-charm the other. One is derisking a brand-new customer base. The other is cashing in the traffic it already had. Knowing which is which saves you a drive to the wrong side of town expecting a menu you've never tried.
